You don't need a moisture meter to know something's wrong. Most building envelope failures announce themselves long before the drywall gets torn out. You just have to know what you're looking at.

We walk multifamily buildings every day, and after 20 years and more than 3,300 buildings, the same handful of signs keep showing up. Here's what to watch for:

    • Staining that keeps coming back. A water stain that reappears after painting isn't a paint problem. It's water intrusion working through the same path, over and over.

    • Caulk and sealant that's cracked, shrunk, or pulling away. Sealant has a shelf life. Once it fails at windows, doors, or panel joints, water finds the gap behind it.

    • Musty smell with no obvious source. That's moisture damage happening somewhere you can't see yet. Cavities behind walls trap it.

    • Efflorescence on masonry or stucco. Those white, chalky streaks are salt deposits left behind as water moves through the material and evaporates. It's a sign the facade is absorbing more than it should.

    • Soft spots in siding, stucco, or trim. Push on it. If it gives, there's rot or waterlogged material underneath.

    • Interior finishes failing near exterior walls. Bubbling paint, warped baseboards, or peeling wallpaper on an exterior wall usually traces back to the envelope, not the interior finish work.

    • Rising utility bills with no explanation. Gaps in the envelope do two things: let water in and let conditioned air out.

Any one of these could be minor. A few together usually point to construction deficiencies, not just a maintenance fix.
