As autumn approaches, the drop in temperature, more wind and increase in rainfall can bring challenges for building owners. The changing weather means it’s time to give your building a little extra attention. A proactive approach today can prevent future complications, including water damage, energy loss, and other seasonal issues.

The Importance of Fall Maintenance

Why is seasonal maintenance crucial?

We have had a summer break. The birds have built nests in the fireplace flues, the lint has built up in the dryer ducts. The furnace filter isn’t clean so it’s working harder. The fans weren’t used as much because we could open the windows or we've had the doors open – or the AC has been on all summer. Now, the temperature is dropping, and the daylight is fading away. So it’s time to get ready.

Taking preventive measures now will save you from costly repairs down the road. By identifying potential issues, such as leaks or clogged gutters, you can avoid damage that could worsen during rain-heavy months. Furthermore, if winter comes soon or is extreme, you won’t feel too caught up by the rain and cold.

 

Start with a Physical Inspection

The biggest challenges buildings face during fall and winter (wetter months) include the constant moisture that doesn’t dry out, the moss building up, shorter days in the north hemisphere, the roof debris building up in the gutters (not to mention leaf drop), the wind picking up blowing more debris, and of course freezing conditions and freeze-thaw damage.

You can always begin with a thorough walk-around inspection of your building’s exterior. Look for any signs of wear and tear. This includes cracks, stains, peeling paint, and discolored siding. They could be early indicators of moisture infiltration and water damage, which can wreak havoc when combined with heavy rain.

Don't forget to check the foundation, rooflines, and any external walls that are prone to weathering. Catching small issues early ensures that your building will be able to withstand the upcoming wet months.

 

Inspect and Address Leaks

Leaky roofs, windows, or walls? Now’s the time to handle them. Even small leaks can turn into major problems during rainy months, as water seeps into walls, insulation, and structural components. Make sure to check the parking garage and storage unit as well.

Check Windows and Doors

Windows and doors are key areas where moisture and drafts can sneak in. Inspect all window and door sealants (just an exterior review is great) and replace weatherstripping where needed. Look for condensation inside windowpanes, as this could indicate seal failure. Well-sealed windows and doors not only keep out moisture but also help reduce energy costs by improving insulation. In addition, wash or clean your windows while you are at it.

Clean Roofs and Gutters

The big leaf fall is an event. Regular cleaning can prevent debris blocking drains on the roof.

 

Roofs and gutters bear the brunt of autumn’s leaf fall and rainfall. Leaves and debris can clog gutters and downspouts, leading to water buildup and eventual roof damage. Ensure that gutters and drains are clear so that water can flow away from the building. While you're at it, check your roof for any loose or missing shingles that could let water in during a storm.

Prepare Decks and Patios

Decks and patios need special attention in the fall. Standing water can weaken wood or create unsafe icy conditions in colder climates. Sweep leaves and debris off your deck or patio, and make sure water is draining properly. Sealants at railings and door thresholds need maintenance. You don’t want to grow any mushrooms in your door thresholds. Additionally, don’t forget to clean out the under pavers. This should be done every few years.

Landscaping Tips

Landscaping also plays a role in fall maintenance. Trim back overgrown trees and shrubs that could damage your building in high winds or heavy rain. Make sure that the ground around your building slopes away from the foundation to prevent water from pooling. Adding mulch around trees and plants can help retain soil moisture and prevent erosion during rainstorms. Sidewalk, stairs and deck moss or algae clean off for slip resistance. Don’t forget to look at the site trees too. Leaning trees or broken branches can lead to power outages.

 

Other Items

In addition to the major tasks, don’t forget about smaller yet essential maintenance checks.

Start by ensuring your HVAC system is ready for the colder months—replace filters and schedule a professional tune-up to keep it running efficiently. Drain and shut off your hose bibs to prevent freezing and pipe bursts during the winter. If your building has a sump pump, test it to make sure it’s functioning properly, as heavy rain can overwhelm a faulty system.

Now is also the perfect time to test and replace batteries in smoke and carbon monoxide detectors. Check your fire extinguishers and do the service to keep them in good working order.

It’s also a good time to compile and prepare a list of emergency contacts, including local plumbers, electricians, and contractors, so you’re ready in case any urgent repairs are needed.

Last but not least, be proactive by stocking up on snow melt or ensuring your shovels are ready for clearing sidewalks and entryways when the snow arrives. Keeping these items in mind will help you cover all your bases and ensure a smooth transition into the winter months.
